Can I Have a Pet?
Many of the properties we manage are pet friendly; however, pet policies vary by property. Before bringing a pet into your home, you must obtain written approval from HighPoint and confirm that pets are permitted under your lease agreement.
Please note that unauthorized pets are considered a lease violation. Depending on the property, additional requirements may apply, including pet screening, pet deposits, monthly pet rent, breed restrictions, or limits on the number and size of pets allowed.
If you are considering adding a pet to your household, please contact our office before doing so to review your property's specific pet policy and approval requirements.

My Roommate Is Moving Out, But I Want to Stay. What Should I Do?
If one of the occupants on your lease is moving out and you wish to remain in the unit, please contact our office as soon as possible to discuss your options.
Option 1: Add a Replacement Roommate
You may identify a replacement roommate to take over the departing tenant’s portion of the lease. The new occupant must complete our application process and meet all qualification requirements. Once approved, we will prepare the necessary lease documentation to update the tenancy.
Option 2: Remain in the Unit on Your Own
If you would like to continue occupying the apartment without a roommate, you may apply to qualify for the unit independently. Approval will be based on our standard income, credit, and rental qualification criteria.
Important Security Deposit Information
HighPoint does not mediate security deposit disputes between current or former roommates and will not issue partial security deposit refunds when one occupant moves out. Any reimbursement arrangements between roommates are the responsibility of the residents. Security deposit funds are returned only after all occupants have vacated the property and the tenancy has officially ended.

I Want to Break My Lease Early. What Should I Do?
If you need to terminate your lease before its scheduled expiration date, please contact our office as soon as possible. A member of our team will review your lease agreement, discuss your specific circumstances, and explain any available options, notice requirements, fees, or obligations that may apply.
Every situation is unique, and we are happy to work with residents to help navigate the process and ensure a smooth transition whenever possible.
-
Am I Required to Carry Renters Insurance?
Yes. Residents are required to maintain renters insurance throughout their tenancy as required by their lease agreement.
Renters insurance helps protect your personal belongings from events such as theft, fire, water damage, and other covered losses. It may also provide personal liability coverage in the event of accidental damage or injury.
Please note that HighPoint and the property owner are not responsible for loss or damage to a resident's personal property. Residents are responsible for maintaining active renters insurance coverage and providing proof of coverage upon request.

What Is the Move Out Process and How Do I Receive My Security Deposit Refund?
To make the move out process as simple and transparent as possible, HighPoint Real Estate utilizes RentCheck, a digital inspection platform that allows residents to complete self guided move in, preliminary move out, and final move out inspections directly from their smartphone.
Approximately two weeks before your scheduled move out date, you will be invited to complete a Preliminary Move Out Inspection through RentCheck. This inspection helps identify any potential resident responsibility items and provides an opportunity to address them before your final move out date.
Once you have fully vacated the property and removed all personal belongings, you will complete a Final Move Out Inspection through RentCheck. This inspection documents the condition of the property at move out and serves as part of the security deposit reconciliation process.
Within 21 days of your move out date, our accounting team will process your security deposit refund and mail it to your forwarding address. You will receive an itemized statement detailing any deductions, along with supporting documentation when applicable. To avoid delays, please ensure we have your current forwarding address before you move out.

How Do I Submit My Notice to Vacate?
If you plan to move out, you must submit written notice in accordance with the notice requirements outlined in your lease agreement. Notices may be submitted through your Resident Portal or by submitting your notice to our office via email - management@highpointcre.com
Once your notice has been received, our team will guide you through the move out process, including your preliminary move out inspection, final move out inspection through RentCheck, key return procedures, and security deposit refund timeline.
Payments & Charges
-
When is Rent due?
Rent is due on the first of each month. As a courtesy, we offer a four day grace period. Payments received after 5:00 PM on the 5th day of the month will be considered late and may be subject to a late fee as outlined in your lease agreement. To avoid late fees, we encourage residents to submit payments through the online resident portal before the grace period expires.
